Last week, we talked about some of the latest design trends when it comes to home remodeling. Remodeling itself can do a lot to boost home value, but the trick is to know the most efficient ways to do it. Obviously, you want the best return on your investment and time!
Whether you’re a DIY expert or are looking to call in some professionals, upgrades that don’t cost a lot of money are surefire ways to boost home value. Check out our list of smart remodels!
1. Create space that flows
Knocking out a non-structural wall or removing a kitchen island are a couple examples of how you can open up some space and create a sense of flow in the house. This open flow can generate a positive response from buyers, more so than a kitchen decked out with features but lacking visual appeal. This is one surefire way to boost home value! If you’re unsure whether a center island cramps your kitchen’s style, consider investing in a movable one.
2. Beautify the bathroom
The bathroom is the workhorse of the home, a room everyone uses (and maybe abuses!) several times on a daily basis. As a result, it makes sense that the better the bathroom functions and appears; the more impressive your home will be to buyers. Consider furnishing yours with today’s most desirable features, such as standalone showers with seats inside, freestanding tubs, or vanities made from attractive granite or decorative tile. If you’re able, an excellent idea for homes containing only one full bathroom is to add another.This is the second surefire way to boost home value, Homeowners who do so should recoup a large chunk of their investment, around 80%-130% of whatever is spent.
3. Be energy-efficient
Replace as many old appliances as you can with energy-efficient models. Energy Star-rated appliances are better for the environment and they’ll save the homeowner money. Moving into a home fully furnished with the latest and most cost-efficient appliances is a definite plus for any potential buyer. If possible install a heat pump and explore the option of installing a Geo-Thermal system. You’ll not only save money on energy costs, but this is our third surefire way to boost home value!
4. Re-purpose a room
You empty nesters hold on to your hats, Saved for last but definitely not least is our fourth surefire way to boost home value! Kids all moved out? Turn one of those bedrooms into a study, an office, or a multi-purpose room! Adding a room can be incredibly expensive and you’ll usually recoup only 50% to 80% of your investment, so it’s better to work with the rooms you have. You may decide to finish a basement or convert an attic!

This is terrific advice for homeowners! We renovated our kitchen a couple years ago and would have loved to have been able to knock out a wall or two! What are some suggestions for converting a dining room? We feel that this space is underused? Any thoughts on this? Love your blog !!!

If you feel your dining room is underused and knocking out that wall in between is in the cards now then by all means our suggestion would be to research that option. Removing that wall will create more of an open floor plan that will join the spaces. This will allow everyone to still congregate in the kitchen, but now more comfortably because of the “new” additional space from your underused dining room. You could even keep that formal dining room “area” but without the feeling of being separated from all the “action” that is happening on the “other-side”. If you really wanted to bring the spaces together after the wall is removed then maybe a new large island that spills from the kitchen into the new acquired space from your underused dining room. If removing the wall isn’t an option you then need to evaluate how that underused dining room could best suit your needs.
